Real estate acquisition process

In Northern Cyprus property can be purchased by both individuals and legal entities. Commercial buildings can only be purchased by legal entities. Our specialists will help you understand all the nuances and will accompany you from the moment you apply to the transaction.

Buying process

Buying property in Northern Cyprus is a simple process, consisting of several stages:

  • First, you need to decide on your needs and express your expectation of a perfect home or profitable investment. Due to our knowledge of the local market, we will be able to guide you and select some ideal properties for you for viewing
  • After that, a reservation is made and deposit is paid: around 3 thousand Great British Pounds. In most cases the deposit is non refundable but constitutes a part of the total amount
  • Once you found your property, a solicitor of your choice (at an extra cost) will search all necessary documents of the property, from the building permission to final approval, if the title deeds are available and if the land is free of any mortgage or court injunction. Please note if you decided to proceed to purchase a property or land, then we advise you to give the Power of Attorney to your solicitor so that they can act for you while you are away from Cyprus. In case the property is still under construction or even off-plan, we will take the time with you to meet the builder or architect to discuss the building process, payment plan, specification list and floor plans, completion time and guarantees on the development.

The sales contract is drawn up in two copies in Turkish and English or Russian. Payment plan and property description are specified in the contract.

Taking possession of real estate

Within 21 days after signing the contract it shall be registered at the Land Registry department. The procedure is important as it protects the buyer`s rights. After that the buyer should apply for the permission of purchase at the Ministry of the Interior. After the permission is granted (usually in 12-18 months) the title deed shall be transferred into the buyer`s name. If the project is still under construction, the title transfer is postponed. It takes 1-2 years after the end of construction for the construction company to obtain separate title deeds needed for the title transfer.
