Northern Cyprus is a small country in which 6 main regions can be distinguished. Some of them are ideal for investment, while others are perfect for living. Let’s evaluate the attractiveness of each district in terms of these two parameters on a 5-point scale.

 

Lefkosa (Nicosia)

The administrative and business center of Northern Cyprus is more suitable for doing business than for living or investing. The housing stock here is mainly represented by old houses, and the population is dominated by indigenous Cypriots and students.

It is very hot here in summer, and you will have to drive 40 minutes to the nearest beach, since the capital is located in the interior of the island.

People come to Lefkosa to do shopping and see some of the preserved sights. There are many interesting restaurants and the airport is nearby.

Guzelyurt (Morfu)

The westernmost region of the country has retained its authenticity, unlike popular tourist destinations. It has its own atmosphere of calm and tranquility, which will definitely be appreciated by those who are tired of the bustle of the city.

The boundless citrus plantations are primarily associated with Guzelyurt, the fruit mecca of Northern Cyprus. There are both gorgeous beaches that surfers have chosen, as well as historical sights.

Today there are only a few residential complexes right on the seashore, at quite attractive prices, but in the future Guzelyurt will potentially become an investment region like Iskele. But so far there is not enough infrastructure.

Magusa (Famagusta)

The beautiful city on the east coast of Northern Cyprus is known for its preserved architectural monuments and pristine sandy beaches. The largest university in the country is located here, with thousands of students studying every year.

The city has all the necessary infrastructure, but expats do not often choose Famagusta for living, because there are not so many modern complexes. Prices are lower than neighboring Iskele though. Basically, real estate is bought for renting out to numerous students.

Iskele (Trikomo)

The longest sandy beaches are located in this region. From here, it is within easy reach of the Karpaz Peninsula – a protected area with untouched nature.

Iskele is ideal for a vacation: residential complexes are built like hotels, where the territory has all the necessary infrastructure. This region is attractive in terms of investment: both for resale of purchased property and for renting it out to tourists.

However, Iskele is not suitable for everyone in terms of permanent residence. There is not yet a wide variety of shops here, so you have to go to neighboring Famagusta. There is also only one private school nearby, which is difficult to enroll a child in due to increased demand.

Esentepe

This picturesque region with beautiful sandy beaches is often chosen by Europeans. There is no bustle of the metropolis, but at the same time, Kyrenia is within easy reach. Low-rise buildings, luxurious villas with a pool and sea views, a calm rhythm of life and unity with nature – Esentepe is appreciated for this.

Esentepe is a great investment opportunity as it is a rapidly developing region with modern projects on the Mediterranean coast. Many choose it for life, but Esentepe is not suitable for everyone – there is no private school here yet (but in the plans), and party lovers will also be bored.

Esentepe is developing rapidly, with plans to build a large marina for yachts, which will undoubtedly lead to an increase in prices in the region. Investors, pay attention!

Girne (Kyrenia)

Kyrenia and its surroundings is one of the most beloved regions of Northern Cyprus among expats. It is not surprising, in addition to the sea and mountains, there is everything for a comfortable life: shops, restaurants, banks, private schools, etc.

Visitors choose to live not only Girne itself, but also its suburbs: Alsancak, Laptu, Catalkoy, etc. Cozy and small residential complexes with swimming pools and gyms are being built here. Kyrenia is usually chosen by those who come to work and study, as well as families with children, since there are several private schools.

From an investment point of view, Girne is also a good option, but you need to choose the right project and location.
